A villa that offers you high comfort – and all that at a really affordable price. Here you can be on your own; the nearest neighbour property is in a few hundred meters distance.
Here you will be in the ideal position to start from to see the cultural attractions and the region not just of Tuscany but of Umbria and Lazio as well.

For centuries the Lazio Villa has served as hunting lodge of the „Castello di Proceno“ dynasty and still in our days it continues to be property of the direct descendants of the family who have restored it over the past few years.

With lots of taste and some really ingenious ideas they have managed to convert the formerly stark building into a charming, open and elegant holiday domicile.

At ground floor you have direct access from almost all rooms to terraces and the garden.
In front of the kitchen is a garden with lots of fresh herbs -
simply fantastic!
A huge living room (some 70 square meters, optically divided by high arches in eating area, large sitting area around a fire-place and TV area) is just the right place for a get together of all guests.
Again on the ground floor there is an independent apartment for two persons consisting of a studio/bedroom, dining room with kitchenette, own bath-room and, of course, separate exit to terraces and garden.
For the entire party of guests there is a large charming country style kitchen, very well equipped.
Next to the kitchen, just divided by an arch, there is a breakfast room seating 6-8 persons.

From one of those corridors you get into a living room with an enormous fireplace - at times when there wasn’t yet autonomous heating for all rooms this was the only option, thus some of these fire-places were converted into areas that seated the inhabitants inside.
The well kept pool with a splendid panoramic view is just a stone’s cast away walking through a nicely kept garden passing by a cosy sitting area covered by trees. There you will find a loggia with refrigerator for utmost comfort.
Il Giulione lies on a large property of some 2 hectars, partly fenced and including untouched nature with a natural pond. The building itself is surrounded by a garden which is very well kept and regularly looked after in order to retain its charm also in summer; here you will enjoy flowers and bushes in blossom at all seasons.
You reach the house using some 2.5 km of an public dirt road.

Widely open arches give view to the Italian landscape like in a painting. The dining table with benches stimulates the idea of opulent banquets; a brick laid barbeque and oven offering for all options.

Giulione covers a private area of roughly 2 hectares, fenced, and very well kept - you will always find bushes and flowers in blossom.
The landscape with its stark contrasts is really overwhelming, colours changing with the seasons.
Impressive the changes from day to night and vice versa.

Chiusi with its well known Etruscan museum is distant 36 km, the charming „utopian“ city of Pienza, named after its creator Pope Pius II, is 50 km away. It is roughly 31 km to Orvieto, a city placed like a crown
on top of a tuff stone plateau with steep slopes that still presents itself as 500 years ago. A wonderful experience could be a visit to Castello Proceno (distance about 16 km), here you may dine in the old enoteca or in the garden restaurant (closed Monday and Tuesday), both have a typical and specific atmosphere and the food is excellent.
