Just some 5 km outside Arezzo lies this elegant villa which offers particular comfort in exciting panoramic location with its big and very well kept garden providing the necessary privacy for everybody with its corners and niches.
Born from the nucleus of an old farm house it now combines harmonically old and new architecture.
For sports activities you will find a vast number of options: the marvellous pool with its sun lounges and little comfortable tables is just one of them. The tartan tennis court invites for your daily match with friends. For whom this might not be enough, you can also work off your remaining stress at the mini fitness studio. At the (heatable) whirl pool (jakuzzi) you have the best conditions to achieve overall relaxation. For those less ambitious in sports a walk in the neighbouring small private olive grove to be reached through a small garden gate in the fence might be a useful alternative.

A terrace with several tables and chairs next to the living room lies above the pool. The additional splendid furnished large sun/roof terrace allows a spectacular view.
Not only the outdoor area is spacious, also the internal parts will match your wishes with its partly large rooms.
A cleverly shaped and furnished dining room with panorama windows and annexed small room might become your “meeting point” at half seasons, therefore it is equipped with a small bar, espresso machine and a home movie kit. Comfort and elegance in the big living room with open fire place and again panorama windows. The kitchen is absolutely modern and well equipped.
As the villa lies on a slope the different areas are connected by steps and small staircases.

A staircase gives access to the elegant bedrooms of the villa, leading onto two different sections.
The first one has a view over to Arezzo, the other one has an exit to the tennis court area.
Two small balconies connected with one bedroom respectively add another aspect to your privacy.
The two apartments are at ground level and have a separate entry. With their kitchenettes they are completely independent; a sleeping couch in each of them.
Next to the tennis area there are changing rooms, showers and WC, furthermore an arbour and a barbecue. Close to the pool area is the gym .

- 2 of the bedrooms are apartements >each: one-room with living-/sleeping area with kitchenette, double bed and a sofa bed (kids), bathroom (shower).
- 1 of the double bedrooms and the 2 single bedrooms have access to a private balcony; 1 bedroom has direct access to the rear garden facing the tennis court.
- 2 of the d'bed bedrooms have a third bed (smaller than normal);
